Plumber Risk Assessment (UK)
Plumbing and heating work mixes several hazards that each deserve attention: the blowtorch, the hot water system, the old pipe lagging that might be asbestos, and the awkward lift in a tight space. A plumber risk assessment brings them together so the controls are planned rather than improvised.

The hazards of plumbing work
- Hot works. Soldering and using a blowtorch bring a fire risk, especially near timber or insulation. A hot work precaution, and often a permit, applies.
- Legionella. Work on hot and cold water systems can disturb or create conditions for legionella bacteria. See our legionella guide.
- Asbestos. Lagging, flue seals and old boards in pre 2000 buildings may contain asbestos; disturbing them without a check is a serious risk.
- Manual handling. Boilers, radiators and cylinders are heavy and often lifted in confined spaces. See our manual handling guide.
- Confined spaces and water. Work under floors, in roof spaces and near drainage brings its own risks.
Controls to record
For hot works, clear and protect the area, keep an extinguisher to hand and keep watch after finishing. Check the asbestos register or have a survey before disturbing suspect materials. Follow safe water system practice to control legionella. Plan heavy lifts with aids or a second person, and assess access where work is at height or below floor level.
Why it is worth doing
A clear assessment protects you and your customer, and it is increasingly asked for by letting agents, housing associations and commercial clients before they let you start. It marks you out as a professional operation.
Record it
Our risk assessment template gives you a format to set out these hazards and controls per job. The method is in our risk assessment guide.
